Building in the Rain

Winter’s here, and with it has come rain, rain and more rain! El Niño is wreaking havoc with construction projects all across the country, but it’s been business as usual at the AMS factory.

River Vine’s West Wing is roofed and weatherproofed, with Solatube installation underway. We have framed out the openings on the roof and are running the tubes inside. Fire sprinklers are 80% installed in the West Wing, completely installed in the Garage Modules and just passed inspection in the East Wing and Central Tower. The Garage Modules are nearing completion. Electrical and plumbing rough-ins are awaiting inspection, and the interior is fully insulated. We’re midway through installation of gypsum ceiling panels and started installation of the gypsum wall panels.

As our specialty trade crews work simultaneously on River Vine’s four main sections, we’re reminded how efficient the modular construction process is, allowing us to stay on-schedule, on-budget and working at full-capacity during the most challenging weather conditions. Building in a climate-controlled environment makes us immune to temperature swings, precipitation, winds and other unfavorable weather patterns that can bring conventional construction to a halt. There are many benefits of building in an enclosed factory, especially when the weather is inclement. With modular construction there are:

  • No weather delays. Having the modules under-roof allows us to continue work at our scheduled pace, keeping the project on-track for timely completion.
  • No risk of material contamination or mold, mildew or water damage to a building exposed to the outdoors.
  • No expensive downtime or idle crews standing by, unable to work due to bad weather or poor site conditions.
  • No weather-related costs to absorb or cost overruns to reconcile.

We planned for El Niño and were ahead of schedule on our site work, so we’ve been wrapping that up on good weather days. In the meantime, thanks to modular’s parallel construction, River Vine is moving forward and staying dry!
